36-unit Suburban Housing, Maynooth

Our client purchased this site with planning permission for 36 detached and semi-detached homes. The scheme had a great site layout with excellent communal open space directly linked to the Carton Demesne.

However, the client had serious concerns that the internal planning of the proposed houses was not optimal. Our brief was to examine the layouts and identify where improvements could be made

without impacting the planning permission that had been granted, as construction had commenced.

An extensive internal redesign exercise was undertaken on six of the ten house types. It was decided that two of the house types comprising six of the detached houses would benefit from a completely new design. This revised planning application was carried out within the building programme.
